With a lot of home maintenance issues, out of sight can often mean out of mind. You may be able to see part of your roof from the ground and be able to point out clogged gutters or damaged shingles. But other larger concerns can often go unspotted from far away (especially with the untrained eye). That’s why it’s helpful to set reminders for yourself to do routine maintenance checks on areas of your home that you don’t see every day. It’s recommended that you check your roof at least two times per year and any time there’s been a storm or other reason for concern. Here are some things to look out for when you do.
Natural Aging/Wear
Even the most well-made roof is prone to wear and tear over time. Some signs of an aging roof are:
- Buckling, Curling Shingles
- Cracked Caulking
- Widespread Rust
- Exposed Nails
- Sagging Ceilings
- Damaged Vent Pipe Rubber Boot
- Moss, Algae, or Lichen Overgrowth
Any of these are an indication of a larger problem that requires professional attention.
Physical and Structural Damage
Just because you didn’t hear a tree crash into your roof doesn’t mean it doesn’t have any storm damage. If your home has been subjected to strong winds or heavy rains, getting up and taking a look at the state of your shingles and gutter immediately following the storm is your best bet for catching a problem before it worsens. You’ll want to look out for damaged shingles, tree limbs that have punctured your roof, and any leaks into your attic area.
When to Call a Professional
Keep in mind that these self-inspections should happen twice a year, but any time you have a concern about your roof, you can trust that an expert will catch any issues you may have missed. While it’s debated how often a roof needs to be professionally inspected, any time you suspect damage to your roof it’s a good idea to get an expert opinion.
